# A property listing is missing key details

A seller has sent the first details for a listing, but the agent cannot yet complete the property pack. The useful next step is to see what has been supplied, what still needs confirmation and what can be drafted for review.
This fictional example uses a short checklist chosen by the agent. The agent and seller remain responsible for confirming the property details and materials before publication.

## Fictional example

The owner's request: Organise this listing pack, identify what's missing and draft a short description for me to check.

Information provided:
- Seller note: two bedrooms and one bathroom.
- Photos supplied; permission to use them in a listing is not recorded.
- Agent checklist: bedroom count, bathroom count, floor area, photo permission and brokerage-required documents. Floor area and document status are missing.

Example result: Pack: seller reports 2 bedrooms and 1 bathroom; photos supplied. Missing: floor area, recorded photo permission and the status of brokerage-required documents. Internal description draft: 'The seller describes a two-bedroom, one-bathroom home.' Check both facts before use.

The next step: The agent asks the seller for the missing details and permission, checks the brokerage's document list and reviews the facts and description with the seller before deciding on publication.

## Sort the facts and materials received

The seller's note describes a home with two bedrooms and one bathroom. Photos have been supplied, but the package contains no floor area and no recorded permission to use the photos in the listing.

The agent's sample checklist asks for bedroom and bathroom counts, floor area and permission for listing photos. It also asks for the documents required by the brokerage's own process; their status has not yet been recorded.

## Draft from what is known

An internal description can start with the seller's two-bedroom, one-bathroom statement and flag it for checking. There is no reason to add a floor area, invent a feature or use the photos before permission is confirmed.

The agent can prepare one request covering the missing area, photo permission and required documents. Which documents are needed comes from the brokerage's actual checklist, not an assumed universal rule.

## Review the pack with the seller

In the example, the agent checks the supplied facts, requests the missing items and prepares the description for the seller's review. The draft remains a working document.

The agent follows the brokerage's process for confirming facts, required disclosures and permission to use materials before making a publication decision.

## Questions you may have

### Can the agent use the supplied photos immediately?

The sample pack has no recorded permission for listing use. The agent should confirm permission through the brokerage's process first.

### Why does the draft say the seller describes the home?

The bedroom and bathroom counts come from the seller's note. The agent still checks them before using the claims in a listing.

### Does this example decide which disclosures are required?

No. The agent uses the brokerage's applicable process and checks the requirements for the particular listing.
